Types of Inspections
Home Buyers Inspection
A home inspection for the home buyer in a real estate transaction, includes readily accessible and visually observable systems and components.  For a list of systems and components inspected see 'Standards' tab on the left. 

Home Sellers Inspection
An inspection for the home seller to determine if repairs are necessary to ensure systems and components are performing their intended function .  This inspection increases the potential for the sale of the home and avoids last hour re-negotiation of the purchase price.


Maintenance Inspection
A maintenance inspection is for the homeowner that is interested in an inspection for their current home.  The maintenance inspection includes 'standards' listed on the tab on the left.
Inspection Contingency
Ensure your purchase agreement has an "inspection contingency".  It should state that - Buyer elects to have a property inspection, at buyer's expense - and purchase agreement has an inspection contingency addendum/appendix.  This addendum allows you a time period to have an inspection and report completed and the obligation to complete the transaction is determined upon a satisfactory report that the home's systems and components are in proper working order.
